Same as purchasing anything you want to get references from your contractor from other customers , Pro Builders will furnish these with the estimate booklet at the time the estimate is given. Projects that require permits will be approved by the local building department during the plan check process and will be inspected and approved for accuracy during the building process by the local building inspector before the project can be approved for final . Pro Builders builds Code plus , which means we build our project to specification above the building code . Pro Builders backs our work with a 5 year builders warranty on workmanship .
Pro Builders of course would want you to get estimates from other contractors , but we know how difficult it can be as other contractors are not able to get you an accurate estimate as detailed as Pro Builders and as quick with out having plans drawn up . So Pro Builders feels so confident in the accuracy of our pricing we offer a low price Guaranty on all of our projects. If the customers gets another estimate lower than Pro Builders for the same project from a licensed Contractor, Pro Builders will meet or beat the pricing or we will tear up our contract . This warranty is in force up until the time we start building the project . Pro Builders reserves the right to review the other contractors specification to verify they are estimating the same project with the same specifications ,
Most contractors require a complete set of blue prints to give you an accurate estimate . Pro Builders Express Inc. does not require you to pay for blue prints or plans to get you an accurate remodel or addition estimate . In fact we discourage it , mainly because most designers or architects are not familiar with construction pricing and you may end up with a $3000 to $10,000 set of project plans that call for a project that is much more than what you have budgeted for . I have had many clients who have done this and when it came time to get the pricing for their project they where $30,000 to $100,000 over their budget. Pro Builders will come out and design a plan within your budget for free and in most cases get you an estimate on the spot .
Yes you can purchase your own material , Pro Builders does not mark up material cost so we don't mind if you purchase your own material , limited to fixtures for lights , plumbing , floor coverings , paint etc. There may be an extra cost for installation of material purchased by customer if there is extra labor to install the item . In most cases a $150 toilet cost the same amount to install as a $400 toilet . If you do purchase the item you will be responsible for warranty on the product you purchased and will have to return it if it is damaged or faulty . Pro Builders includes all material in our bids as we want you know the exact cost of the project including material .
Pro Builders tries to get you an accurate estimate including all cost within your budget at the time your original estimate is given . Of course you can expect additional charges for changes during the project so it would be to your benefit to make sure you include everything in your original estimate with your project representative . A detailed material list with pricing and allowances are given to you at the time the contract is signed . Pro Builders does not mark up material so you can choose anything you want us to install and there is no additional cost unless the labor is more difficult and all you pay is the upgrade on the material . Any unforeseen charges will be the responsibility of the customer as we cannot for see existing problems but they are charged to customer at contractors cost . Because of the experience and detail of our estimates we encounter very few if any unforeseen charges .
With Pro Builders we want to make sure you understand what we are estimating for you and that is why we give you 5 to 8 pages of detailed specification , a detailed material list and a design at signing of contract . Upon completion of the plans and elevations our project representative will meet with you and go through the plans thoroughly before we submit to building plan check .
Of course the complexity of the project and engineering requirements will have an effect on the length of time it takes to get permits issued for any project . Most Cities try to get plans and permits issued as soon as they can but some cities can take longer than others, Within a week after a contract is signed Pro Builders will have a designer at your project site getting measurements for your project, medium size projects can usually be completed with 2 to 3 weeks ready for submittal to city planning and plan check approval .. The city will usually review the plans within 2 weeks and have a first set of corrections in the 3rd week . Depending on the complexity and amount of corrections the plan can usually be revised and resubmitted within 7 to 10 days . Within a week or two building department will usually give us plan approval ready to pull permits .
These are approximate guidelines for city plan check and does not include time it takes to prepare plans for submittal

If you already know what type of project , size , configuration etc. Pro Builders will be able to design your addition or remodel for you in the comfort of your home in 20 to 30 minutes using a CAD program we are familiar with . The CAD program will allow you to see your project in 3D . If you are satisfied with the design we can proceed to bid the project for you and print out a copy of the detailed estimate with a final price on the spot . In most cases this can take a couple of hours. If the project is more comprehensive we may have to come back within a couple days with your printed estimate . If you have a complete set of plans for us to view we would need to review them at our office and bring the estimate back once completed
